The development is a collaborative effort involving the Christian Cultural Center, Gotham Organization, and Monadnock Development. The first phase of the project is designed specifically for individuals and families earning between 30% and 80% of the area median income. Notably, out of the 385 total units, 94 are reserved for those who will benefit from on-site supportive services provided by the Urban Resource Institute. These services encompass case management, legal support, and nutritional counseling, reflecting a holistic approach to assisting vulnerable populations.

The larger Innovative Urban Village development aims to create nearly 2,000 affordable apartments distributed across ten buildings on the Christian Cultural Center’s campus. Beyond housing, the campus plans to include community facilities, childcare services, senior support, workforce development centers, and a venue for performing arts, establishing a comprehensive community hub.

The project incorporates sustainable construction features, with plans for all-electric heating and cooling systems, solar panels, green roofs, and electric vehicle charging stations, which align with contemporary energy efficiency standards and environmental responsibility.

The expected financial investment for the Innovative Urban Village project stands at approximately $270 million. As New York City grapples with a severe housing affordability crisis—highlighted by a current rental vacancy rate of only 1.4%, the lowest since 1968—initiatives like this are becoming increasingly vital.

Indicators show a potential uptick in building activity in Brooklyn, with a 28% increase in new building filings in the first quarter of 2025. However, despite these positive signs, the mayor’s ambitious target to create 500,000 new residential units by 2033 still appears distant. As of June 30, 2025, only four new building permits were issued for projects featuring more than 150 residential units, illustrating ongoing challenges in meeting housing demand.

The architectural firms involved in the project, Practice for Architecture and Urbanism (PAU) and SLCE Architects, have been tasked with designing spaces that cater to both the residential and commercial needs of the community. Notably, residents of Kensington, Brooklyn, particularly those associated with the Prospect Park Stables, have expressed unease regarding potential disturbances such as noise from the nearby luxury apartment constructions.
