The arrangement was facilitated by brokers from Savanna, Brian Reiver and Thomas Henderson, who represented the landlord in the transaction. On the tenant’s side, Rostudios was represented by Steven Soutendijk and Patrick O’Rourke from Cushman & Wakefield.

The establishment of Rostudios adds to a vibrant fitness landscape in New York City, where innovative fitness concepts are rapidly transforming the industry. The lease, categorized under a mixed-use property, signifies an increasing demand for unique fitness experiences tailored to urban clients.

In other real estate news in the area, a Jewish school known as Yeshivat Darche Eres has acquired a building from health insurance company EmblemHealth for $8.8 million. This property, located at 3245 Nostrand Ave. in Brooklyn, is set to be utilized for educational purposes, reflecting continued interest in real estate development within the education sector.

Moreover, a construction loan totaling $44.1 million has been arranged for a 55-unit development project located at 43-12 50th St. in Queens. This project is spearheaded by The Lemle & Wolff Cos. and Elmcor Youth & Adult Activities, with the loan being provided by the Community Preservation Corp.

Emerging Fitness Collectives

In the constantly evolving fitness market, new initiatives are taking shape. The founders of Pedal House, Joey and Nada Foley, are launching a boutique fitness collective known as House of Heroes. This new establishment aims to deliver premium group fitness programming to larger gyms and franchise operators across New York City.

House of Heroes will incorporate various boutique concepts, including existing ones like Pedal House (focusing on cycling), Pure House (for yoga), Power House (mat Pilates), and Punch House (boxing). Currently, classes from House of Heroes are being integrated into Gym U, a luxury fitness center established in 2023 by David Barton, and Solace New York, a strength and conditioning gym that has reported positive reception to House of Heroes’ programming.

In addition to physical programming, the Foleys are also developing a digital class-booking platform called PowerPass. This platform aims to compete with existing services such as ClassPass. Initially set to soft-launch in New York City during the summer with select studios, it is expected to have a full rollout by the fall.
