Hyatt Hotels Corporation and Silverstein Properties are partnering to develop a new casino complex named ‘Destination by Hyatt’ near the Jacob Javits Center in Manhattan. The project will include 1,000 luxury rooms, dining options, affordable housing, and entertainment venues, creating thousands of jobs. The development aims to enhance local tourism and community involvement while addressing congestion concerns associated with casino establishments.
Hyatt Hotels Corporation has partnered with Silverstein Properties to pursue a bid for a new casino complex located by the Jacob Javits Center on Manhattan’s Far West Side. This ambitious project will be branded as Destination by Hyatt and will feature 1,000 luxury rooms designed to attract visitors and bolster local tourism.
The proposed development, known as The Avenir, encompasses more than just a hotel. Plans include multiple dining options, a food hall with about 700 seats for local eateries, as well as additional amenities such as over 100 affordable housing units, an outdoor pool, a fitness center, and a 150-seat entertainment venue. The complex is aimed at enhancing the business environment around the Javits Center, with expectations to create approximately 4,000 union construction jobs and nearly 5,000 permanent jobs upon completion.
Silverstein Properties originally announced its bid for one of New York’s downstate casino licenses in June 2023, entering a competitive landscape that also involves other players such as Las Vegas Sands Corp and Related Companies. The development team further includes Greenwood Gaming and Entertainment, Rush Street Gaming, and Union Square Hospitality HQ. The proposed tower will rise 785 feet and consist of 45 stories, strategically located between West 40th and West 41st streets and 10th and 11th avenues, on a site that has remained vacant for approximately ten years.
To address concerns about congestion typically associated with casino developments, Silverstein has asserted that the location of The Avenir is conducive to easing these issues. The complex is touted as a community-friendly hub that emphasizes working with union labor, leveraging the development team’s track record in this area.
As part of the bidding process, initial apprehensions regarding New York State’s slow environmental review process causing potential disqualifications were alleviated recently with the commencement of the review process. Final bids for the casino are due by June 27, 2023, with state regulators expected to deliberate for several months before announcing the chosen proposals.
Political debates surrounding the establishment of a casino in Manhattan are ongoing, with various perspectives expressed by local elected officials. Community Advisory Councils, comprised of local officials, have been incorporated into the bidding process to give communities the authority to influence or even block proposals, marking a significant step in ensuring public involvement in such projects.
Notably, Silverstein Properties has a strong reputation, being renowned for its role in the redevelopment of the World Trade Center site following 9/11. The company aims to create a comprehensive approach to the area’s development that aligns with community interests. Hyatt’s head of Americas development has highlighted the project as a strategic expansion into key tourist destinations, reinforcing their commitment to enhancing local economies and job opportunities.
