Accor Enters Las Vegas Hotel Market with Treasure Island Partnership

The Treasure Island Hotel features 2,884 guest rooms and will become the second U.S. property in Accor’s Handwritten Collection, with the first being Hotel Stratford in San Francisco. The hotel recently underwent a significant multi-million-dollar renovation that revamped its facilities, introducing ten dining venues and eight stylish lounges and bars. As a result of the partnership with Accor, Treasure Island aims to attract a more diverse clientele, including international visitors, by leveraging Accor’s extensive global sales and loyalty platforms, including the Accor Live Limitless loyalty program, which boasts approximately 100 million members.

Treasure Island’s transformation is part of broader trends in the hospitality industry, marked by several notable hotel transactions and development projects. Resorts World New York City has proposed a substantial $5.5 billion integrated resort plan on a 73-acre site, which would feature 6,000 slot machines, 2,000 hotel rooms, a 7,000-seat arena, and more than 30 food and beverage options. This project is anticipated to open as early as July 2026, pending the acquisition of all necessary land-use approvals.

In the backdrop of these developments, Marriott International has recently completed its acquisition of citizenM, successfully adding 37 hotels and 8,789 rooms to its portfolio. Additionally, KK & Z Hospitality LLC has purchased the 77-key Sleep Inn & Suites in Tampa, Florida, for $10.5 million, while Witness Investment acquired the 117-key Hilton Garden Inn Springfield in Illinois, with sale terms remaining undisclosed.

Market Trends and Current Performance

In a significant market shift, Houston-based Liberty Group has exited the hotel business after over 40 years, selling its 57-property portfolio. Meanwhile, the historic Driskill Hotel in Austin is currently undergoing major renovations led by Pixiu Investments, Woodbine Development, and Hyatt Hotels Corp. The 175-room restoration includes updates to guest rooms, communal spaces, and culinary outlets, with the first phase set to launch this fall.

According to June data from CoStar, the hotel industry has shown mixed year-over-year performance metrics, with U.S. hotel occupancy at 68.5% (-1.7%), average daily rates (ADR) at $162.51 (+0.4%), and revenue per available room (RevPAR) at $111.32 (-1.2%).

International Expansions

Globally, operational expansions continue with Hard Rock International collaborating with HR Hotel FZ LLC to establish Hard Rock Hotel & Residences in Ras Al Khaimah, UAE, expected to open in 2028. In Oman, IHG Hotels & Resorts has signed a management agreement for voco Al Mouj Muscat, set to open in Q4 2025, marking the brand’s inaugural entry into the country. Additionally, Seibu Prince Hotels & Resorts plans to launch the Prince Hotel Da Nang in Vietnam this coming October.

Only recently, Choice Hotels announced two new marketing campaigns aimed at promoting its extended-stay brand offerings, aligning with current market trends that favor longer hotel stays.
