BRONX, N.Y. — A small East Bronx lot in Van Nest, one of the New York City neighborhoods being reshaped by new Metro-North service, is in line for an 11-apartment building, according to permit applications filed for 1848 Muliner Avenue.
The plans call for a three-story masonry building rising 29 feet, with 6,891 square feet set aside for homes and a cellar below. Units would average 626 square feet, a size that points to rentals. The applications list A&T Construction Group Inc. on the ownership side and Node Architecture, Engineering, Consulting PC as the architect of record.
The site sits on the block between Rhinelander Avenue and Morris Park Avenue, a short walk from the Bronx Park East station on the 2 and 5 subway lines. No demolition permits have been filed so far, and no finish date has been given.
Right now the 0.06-acre parcel holds a two-family house of about 2,100 square feet that city finance records date to roughly 1901, putting the home at about 125 years old.
The lot is part of the area covered by the East Bronx rezoning tied to Metro-North, a plan the City Council passed in August 2024 to make room for some 7,000 new homes across Van Nest, Morris Park and Parkchester. The rezoning was tied to new East Bronx Metro-North stops, including a shared Parkchester/Van Nest station and one in Morris Park, which the MTA aims to finish by 2030 and says could shave up to 50 minutes off trips to Manhattan.
Bronx Community Board 11, which covers Van Nest, supported the rezoning but asked the city to commit to upgrades of water, sewer and transit lines before thousands of new residents arrive.
Council District 13, which takes in Van Nest, added only 369 affordable units from 2014 through 2023, 39th among the city’s 51 districts.
