Following closely behind is West University Place in Houston, Texas, which takes the third spot with a mean household income of $409,677. While Scarsdale and Rye are the only New York towns to appear in the top 20 wealthiest suburbs list, California dominates the rankings, boasting ten suburbs among the top twenty.

The list of wealthiest suburbs was compiled by GOBankingRates, which utilized data from the U.S. Census, the five-year American Community Survey, and the Bureau of Labor Statistics. The analysis focused on suburban areas with a minimum of 5,000 households to ensure a comprehensive view of wealth distribution across various regions.

Real estate values in Scarsdale reflect the suburb’s affluence, with the average home price reaching approximately $1.2 million. This figure indicates a healthy real estate market, supported by demand from high-income households seeking homes in this exclusive area. Comparatively, Los Altos, California, ranks fourth in the wealthiest suburbs ranking with a mean household income of $403,512 and an average home price of around $4.5 million.

In addition to Scarsdale and Rye, several towns from the tri-state area have made it into the top 50 wealthiest suburbs. These include Tenafly, Summit, and Westfield from New Jersey, along with Greenwich from Connecticut, which occupies the 34th spot with a mean income of $297,081.

Scarsdale’s economic growth can be seen not only in household income but also in the appreciation of home values. The average home value in Scarsdale was recorded at $1,207,528 in May 2025, showcasing a 3.2% increase from the previous year. This trend indicates an ongoing desirability for living in Scarsdale, as affluent families seek out the suburb’s high-quality schools, amenities, and community resources.

As the data reveals, the top wealthiest suburbs list extends beyond New York. In 2025, new entries such as Alamo, California, and Southlake, Texas, ranked fifth and seventh respectively.
