New York – Numerous businesses across Long Island are expanding their footprints through recent real estate transactions, indicating resilience and growth despite ongoing economic challenges. Notable leases and purchases include a mix of educational, industrial, healthcare, and retail establishments that are moving into new locations to better serve their clients and communities.

Key Transactions

AJ Tutoring, a learning center based in California, has signed a lease for 5,100 square feet of office space at 585 Plandome Road in Manhasset. Founded in 2005 by Aaron Andrikopoulos and Joe Niederman, the company provides tutoring, test preparation, and college admissions counseling. This is part of their strategic expansion into the New York metropolitan area following their acquisition of TestTakers. The new location is currently under construction and is slated to open in the fall.

In a significant industrial move, Herc Rentals has leased a 15,210-square-foot building at 80 Sherwood Ave. in Farmingdale. The facility, which is located on 4.09 acres and includes 7,590 square feet of office space as well as two drive-in bays, marks the company’s relocation from its long-term site at 208 Route 109. Herc Rentals is a subsidiary of Herc Holdings and boasts over 450 locations across the U.S., with reported revenues hitting $3.6 billion in 2024.

New Ventures in Healthcare and Beauty

Judy Bush has purchased a 3,750-square-foot office building at 1512 Broadway, Hewlett, for $1.45 million. The property was handed over vacant, and Bush plans to establish a birthing clinic at this location. This transaction was managed by representatives from American Investment Properties.

In the beauty industry, Angela Guerra Skincare has leased a 1,246-square-foot suite in the Village Greens Professional Building at 124 Main St., Huntington. This new site marks Guerra’s first location in Long Island, complementing her existing practice in Manhattan. The services offered will include Brazilian lymphatic drainage massage and facials, enhancing the area’s wellness offerings.

Retail Developments

In retail news, Hydronic Supply has purchased a 5,132-square-foot building at 2077 Jericho Turnpike in Commack for $1.625 million. The company, which specializes in plumbing, air conditioning, heating, and water heater supplies, is relocating from its current site at 1090 Jericho Turnpike. The newly acquired property was previously home to Acer’s Florist & Garden Center, which closed earlier this year. This move is expected to boost Hydronic’s operations and availability to customers.

Shifting Landscape

These transactions highlight a broader trend within Long Island’s commercial real estate market, as businesses continuously adapt and expand their operations in response to changing market conditions and consumer demands. The influx of diverse businesses signifies a positive trajectory for the local economy, reflecting not only a recovery from recent downturns but also an optimism for the future. With ongoing developments, Long Island remains an attractive destination for both established companies and new ventures.

The landscape of commercial real estate on Long Island is evolving, with adjustments being made in both the industrial and service-oriented sectors. As businesses seek new opportunities and locations, the overall health of the region’s economy appears robust and poised for further growth.
