Previous years have shown a continuous pattern of outmigration, with approximately 545,600 people leaving the city between 2021 and 2022, while only 301,500 moved in.

The trend is particularly pronounced among individuals seeking more affordable living conditions and improved quality of life. For instance, Taylor and Tatum Barnes vacated Brooklyn for Pomfret, Vermont, where they bought a one-bedroom fixer-upper for $160,000. Their new mortgage payment is half of what they used to pay in rent for a studio apartment, allowing them to envision starting a homestead and raising their family on 2.6 acres of land. The slower pace of life in Vermont has provided the couple with the opportunity to navigate parenting with a toddler more comfortably than they felt they could have in New York.

The outmigration from the Big Apple is mirrored by rising numbers in nearby states. New Jersey has recorded the second-highest number of movers, as many look for an escape from city life without straying too far from their former environments. Florida remains the most popular destination for New Yorkers seeking a new start. Other states that have attracted significant numbers of fleeing residents include Pennsylvania, California, Texas, and North Carolina.

Individuals like Elliott Harrell exemplify the financial benefits and lifestyle changes experienced by those leaving New York. After moving from Brooklyn to Raleigh, North Carolina, Harrell noted that her dollar stretches much further in the South. They transitioned from a two-bedroom rental in Brooklyn to a four-bedroom home in Raleigh, boasting an additional 2,800 square feet. Their new mortgage is less than what they previously paid in rent, illustrating the overall lower cost of living in their new area.

Beyond housing costs, social outings also reflect the disparity in living expenses between New York and other states. Dining and entertainment, such as cocktails, are considerably cheaper in cities like Raleigh compared to the high prices typical in New York City. These economic considerations contribute significantly to why many residents are opting to leave.

Despite ongoing outmigration trends, some individuals continue to move to New York City, albeit in smaller numbers. Between 2023 and 2024, over 31,000 people relocated from California, while nearly 28,000 moved from Pennsylvania. On the other hand, New Jersey recorded the highest loss of residents to New York, followed by California.

While some families embark on new journeys to seek improved opportunities, such as better education for their children, others find the reality of living in New York City to be less than anticipated. For example, Lisa Miller moved from Knoxville, Tennessee, to Brooklyn, lured by better educational options. However, she finds herself paying three times the amount of her previous mortgage.

Julia Broome’s story is another example of unmet expectations. After moving from Los Angeles to New York City for job opportunities, she left after five months, feeling overwhelmed by the city’s challenges despite previous experience with high rental prices in Los Angeles. Her perception of the city changed drastically, and she expressed feeling “chewed up and spit out” by the demands of city life.
